Tenant Requirements

- We only accept applications through our online lease application.

- Each person 18 years of age or older must complete an application and pay the $50 application fee. 

- Combined income minimum: Should be more than 3 times the monthly rental amount.

- No felony convictions.

- No Evictions, judgments, or owe money to past landlord(s).

- No Smoking

- No Bankruptcies

- No Sublets

- Valid and verifiable US identification

- Security Deposit

- First months Rent 

- May require advanced rent (last month's rent) for tenants without a complete or qualified application.

- One time Pet Fee $500 for each pet (non-refundable)

- Pet screening required *$0-$30 per pet annually.

- Renters Insurance is Required, $100-$300k (depending on the property) liabilty coverage for tenants negligennce, and landlord must be listed as co-insured.  Landlord will also have full coverage liability insured-by on the property for other non-tenant instances.
